If it is more constrained, we can conjure extra space, seemingly from nowhere, imagining clever solutions or reconfiguring existing layouts to realize your lifestyle plans.

Blueprint will guide you though the regulatory process, helping to secure all necessary planning and listed building consents, and respecting building control. We can also help you select your builder and supervise the build through to completion, assuring the quality of workmanship and ensuring your money is well spent

Blueprint follow the RIBA’s ‘Plan of Work’, this sets out the key stages of a construction project from conception to completion. This document outlines these key stages. We offer three packages of work to suit the available budget.

Our Services

  • RIBA Stage 0/1 | Preparation and Brief

    Blueprint will carry out a measured laser survey of the existing property and produce detailed plans of the building and site. We usually create a 3D computer model of the existing building to work with,it enables us to consider the existing space and proposed design holistically. These drawings act as the canvas for our design proposals.

  • RIBA Stage 2 | Concept Design

    At this stage Blueprint typically identify solutions for the project, advising on feasible options and producing preliminary designs in sketched format. We collate precedents, client ideas and update the original brief. We agree the target budget and programme at this point to work towards, with a meeting held to discuss the options proposed. At completion of this stage, we will advise on statutory requirements such as Planning Permission, Listed Building Consent and earlyconsiderations for Building Control requirements.

  • RIBA Stage 3 | Developed Design

    Once Blueprint have clarified your requirements, we will then work up proposed floor plans and elevations, including all of the documents required for a planning application (where applicable). The planning processtakes between 8-12 weeks from validation of the application. Although we cannot guarantee planning approval will be granted, we do have experience working with planners in the council and their legislation.

  • RIBA Stage 4 | Technical Design

    This next stage adds additional layers of information to the project and fine tunes the layouts that you have approved at stage 3. Blueprint provide drawings and final construction details used for a building control application that integrate the structural engineer’s design.

    We can also offer a Co-ordinated set of drawings and documentation for interior joinery items, such as dressing rooms, en-suite layouts, kitchen design (working alongside a kitchen designer)

    These will be used by your builders for pricing purposes and allowing construction on site.

  • RIBA Stage 5 | Construction

    Blueprint can then invite and appraise tenders from builders. Throughout the construction phase Blueprint can administer your contract with the builder, carry out regular inspections, deal with queries,instruct any additional work required, monitor progress on site, keep track of cost, value the works and certify payments due to the builder.
